Contract Works vs Public Liability Insurance
Two essential policies for builders, but they cover completely different risks. Here's what each protects, why you need both, and how to avoid expensive gaps.

Contract Works covers damage to the construction project itself (fire, storm, theft). Public Liability covers your legal liability for injury to people or damage to property that isn't part of your project.
Think of it this way: Contract Works protects "the stuff" you're building. Public Liability protects "the people" and their property. Most builders need both.

The Pattern: If it's damage to your project or materials → Contract Works. If it's damage or injury to someone else or their property → Public Liability. Neither covers the other's territory.

"I Thought I Was Covered as an Owner Builder"
A pattern we see regularly: clients confused about which policy they need, only to discover gaps when it matters most.
The Situation
A Victorian homeowner planned a $1.85 million knockdown rebuild. They described themselves as an "owner builder" and sought Contract Works cover, believing this was the right policy for their situation.
The Problem
